The Truth & The Myths About It =s so true that you never get a second chance to make a good first impression. It=s especially true in the housing industry where buyers don=t come back for a second look if they don=t get a good feeling the first time through.As an example, Loren and Theresa Keim just sold a home in Williams Township. The owners had 4 previous Realtors and had been attempting to sell the house for well over 2 years! The house is a huge almost 4000 square foot Ranch priced at $195,000. The owners kept the price the same because they couldn=t afford to sell it for less and they were being transferred. The problem wasn =t price and it wasn=t marketing because they had plenty of showings. It was staged poorly.Although an extremely well constructed home, it was built in 1969 and the decorating was original. Buyers will overlook some things and buyers are usually willing to do some redecorating to their tastes, but almost no buyer will purchase a home they feel they need to redo unless they get a true premium on the price. As buyers first entered this home, they entered an enormous living room with yellow pine floors and white walls - a very 1970's look. As buyers turned toward the kitchen they found green cabinets and at this point the seller =s were losing the buyers. Every buyer who came through for over 2 years would say there=s too much work to be done.Loren and Theresa Keim solved the problem for around one hundred dollars. In order to change the initial impression buyers got walking into the home, they found a mauve colored area rug. Simply a remnant that covered most of the middle of the room, leaving hardwood exposed around the edge, yet updating the colors. Second, they wrapped the room in a black and mauve wallpaper border which took only 20 minutes for the seller =s to do and helped to pull the mauve out of the carpeting. Last, they moved furniture from in front of the windows facing the yard to make the great yard more visible from the living room and one of the first things the buyer sees before the kitchen.
